Land promotion is the process of increasing land value by securing planning permission for development. We guide you through every step of the journey, from initial consultation to successful sale.

Initial assessment

We evaluate your land’s development potential considering location, size, legal constraints and local planning policies.

Promotion agreement

We form transparent, long-term partnerships through a Promotion Agreement, aligning incentives to maximise land value while managing costs. The agreement sets out responsibilities and timelines. We’re also able to work under Option Agreements and consider Freehold Purchases.

Planning promotion

Our team actively manages the entire planning process, ensuring transparency and open communication from technical studies to community engagement and planning applications.

Sales & completion

Once planning permission is secured, we market the land to developers and manage the sale process to maximise returns.

Frequently asked questions

What size of land do you consider for promotion?

We typically consider sites from 10 acres upwards but will consider smaller sites in higher value areas or where a greater density of development can be achieved linked to infrastructure e.g. station.

What is a premium payment?

Martin Grant Land will pay a sum to the landowner on entering into a formal agreement. This sum is non-refundable but deductible from the sale price when the land is sold with planning permission.

What is a promoters fee?

A promoters fee is Martin Grant Land's reward as a % of the sale proceed, payable once the site is sold.

How long does the land promotion process take?

This very much depends on the land’s individual planning potential. Typically, Martin Grant Land would require an initial period to promote the site agreed up front with the landowner and incorporated into any agreement. If we are unable to secure planning permission within this period and the site requires longer term promotion to secure an allocation in the Local Plan, then we would have the right to extend.

What costs will I incur as a landowner?

None. Martin Grant Land will pay the landowner’s reasonable legal and surveyors fees on entering into an agreement. Thereafter Martin Grant Land would appoint, fund and manage the specialist consultant team appointed to work alongside us in delivering a planning permission. All reasonable costs required to secure planning permission and perform the obligations set out in the Promotion Agreement will be repaid to us from completion monies as a priority return, only when the land is sold.

What happens after you get planning?

Under a Promotion Agreement, once planning permission has been secured, the site will be openly marketed to secure best value via a competitive marketing campaign.

How does profit-sharing work?

On legal completion, the net sale proceeds will be shared on a pre-agreed % between the Landowner and Martin Grant Land after all costs, premiums and fees have been repaid to the Promoter.

Can I continue farming my land during the promotion process?

Yes of course. The Grant family are farmers themselves, so understand the importance of continuing to farm, maximising crop cycles and ensuring land is effectively managed.
